We ask for every certificate, check it and follow up.

The same rules apply to every certificate, every time, and every request tells the agent exactly what to send.

  1. One link for everything

    Each sub, vendor or tenant gets one link with everything you ask for. They answer from a phone with no account, or send it on to their agent.

  2. Every page read twice

    Two different AI readers go through each certificate and its endorsement pages without seeing each other's answers. Fixed rules decide whether it meets your requirements, never AI. Where the readers differ, or a value is unclear, you decide with the page in front of you.

  3. Subs, vendors and agents chased for you

    Requests and reminders go out on weekday mornings, and each one names the exact documents to send.

  4. Payments next to certificates

    Connect QuickBooks Online or Xero, or import a payments report, and see what you paid each sub with no certificate on file.

Payments against coverage, and your audit estimate

  • Connect QuickBooks Online or Xero, or import a payments report. Each payment is matched to the certificate in effect that day.
  • A heads-up when a new bill comes from a sub who misses your requirements, with what paying it could add to your audit estimate.
  • The W-9, licenses and a lien waiver for each payment, in the same link as the certificate.

For property managers

Tenants and vendors, property by property

  • A tenant's ACORD 25 and ACORD 28 read together: liability, property, business income and the loss payee.
  • The owner, your company and the lender checked at each property, as additional insured or loss payee.
  • A lease's insurance section read into the tenant's requirements, and a report to send owners.
